In the Orlando/Central Florida real estate market there are two divisions, resale homes that all REALTORS® have access to via the Multiple Listing Service (MLS) and it represents the largest portion of the market.  The MLS market share varies as conditions change, but it has been in the 60% range with the other 40% being New Homes from National and Local Builders.

While most REALTORS® focus mainly on the resale market, I have found most buyers, like you, want to look at both options (resale and new homes) thus I have included the new home option fully into your buying process.

The single most important service that you receive from me and my broker is representation.  We are on your team whether you choose a new or resale home.  We lookout for your interest when you are in a Single Agency Relationship and in an Exclusive Right to Represent Buyer Brokerage Relationship.  This gives you the strongest position during the process and usually does not cost you anything as the seller pays the commission in the Central Florida marketplace.
