I have been working for weeks to get this set up and now it is working. Best of all it is FREE
On YOUR CELL PHONE you can now have the Orlando area MLS to search for homes and if you have GPS it will give you the house right in front of you and even the ones near by.
Go HomesWinterPark.com and in the Welcome box on the left side there is a big CLICK HERE that will take you to the page to put in your cell phone info for the download. Try it once and like the cell phone itself you will wonder how we could have not be without it ever again.

Friday 12 June 2009 The days are long and evenings are great for driving arould and looking at neighborhoods.
We have the first five months figures and they continue the recovery trend. One more month like this and it is an official recovery.
Anyone who is thinking of buying a home should be looking in the Search Homes function on this web site. It is available without registration to use and has the Orlando/Central Florida market MLS.

THE NUMBERS AND THE CURRENT MARKET OPPORTUNITY
The numbers are out and the positive trend continues. We are in a five month recovery and one more will make it official with two quarters back to back on the up swing.
The new way the numbers are reported breaks the sales into Short Sales, Bank Owned,and normal resale property sales. This now graphically shows that we are in a time of difficulty for some people and a time of opportunity for some people. Selling a house now for a normal sale is difficult because of the downward price pressure of the short and bank owned sales. Thus a non distressed home owner should hold off selling until the supply and demand pressure balances out and prices recover.
The big opportunity for some buyers is the great supply of distressed sellers and the low prices this results in. We have moved into a time of more bank owned properties which are the lowest priced category of properties on the market. From now on until the bank owned properties shrink to a low level is a good time for first time buyers to move into home ownership.
If a move up home owner is in the position to take advantage of this market and can either sell their home or rent it out as a part of their long term investment portfolio there are homes in the move up price range that are excellent opportunities for capital gains in the five to ten year range.
The third group that is in a buying mode are the investors who have been sitting on cash waiting and now they are coming out more and more to buy the low priced bank owned houses as a once in a long time opportunity.
